In 2004, Strategic Equity Associates was founded.   As many others have before us, we realized that for much of the world, facilities management was a "house divided against itself".  On the one side was the Design & Construction (D&C) part of the house.  On the other side was Operations & Maintenance (O&M).  These two halves of the house looked at the problems of facilities management quite differently in most organizations.  D&C is classically focused around minimizing the cost of acquisition and constructon of facilities.  O&M is focused around minimizing the cost of operation and maintenance of facilities.

In the past, rarely have organizations managed to find the optimum balance between these two divergent voices.  Minimizing the cost of acquisition (or 1st cost) has often resulted in maximizing the cost of long-term operations and maintenance.  Further, minimized 1st cost often has resulted in significantly reduced productivity for those working within the facility, pursuing the mission and goals of an organization's core business.

This divided house, and its effects, is epidemic in our industry.

Strategic Equity was founded on the belief that one of the keys to reconciling this "house divided against itself" lay in communicating these long term outcomes in terms that were meaningful when making decisions on the cost of acquisition.  We felt that what is often needed is a strong "business case" demonstrating the importance of these "Life-Cycle" costs while the initial design and construction budgets are being determined.

Our goal, since our inception, is to focus on optimizing outcomes at minimum initial cost.  Life-Cycle Analysis is the language with which we can communicate to both sides of "The House".
